We respect the need to get a bargain. We often feel the same way! Let's run some numbers and then look at what we can do. First, let's look at just one task, on one file - ordering an appraisal: Let's assume all your LO's are pretty tech-savvy, and print the order out of their software. They scribble on it "make sure to COD, contact Listing Agent for entry". They walk it to the fax, dial in the number, and it's handled. They don't wait for the fax receipt, but do pick it up later. They then call the selling agent, who referred them the deal (we assume you either do a good amount of purchase business, or want more purchase business), and let them know the appraisal has been ordered. Since you pride your team on service to your realtors, the LO let's the selling agent know that they won't have to play middle-man/woman in this transaction, and so they call the listing agent directly to introduce the appraiser and notify them to expect the call. Your LO then emails the borrower to expect a call, remind them why they even need an appraisal, and why this guy is asking for money, and give them a "you are here in the process" update, and of course ask for referrals. They then note this into the file's comment log. How much time was all that? 20 minutes, bare minimum. Let's say this LO has an assistant, who he pays just $8/an hour, $0 office cost. That's still $2.67 + cost of fax. It will now take you less then 30 seconds. That's a 97.5% time savings. That's a pretty steep discount to me. Let's assume you want to make more money in less time.
